Nearly every home has some amount of hardwood flooring installed. A hardwood floor is a practical choice for high traffic areas like kitchens, entryways and hallways. Hardwood floors stand up well to animals, dirt and grime. The urethane finish on wood floors protects it while also giving it a radiant shine. Wood floors also don’t require a lot of daily maintenance. Clearly they are a great option for homeowners.

However, when wood floors need attention it can be costly. Until recent years, the only way to repair scratches in a hardwood floor was to completely sand and refinish it. This process is also inconvenient, because it typically takes 3-4 days to complete. Thankfully today we have more options available. Check out these flooring renovation services!

Cleaning costs $0.50 to $1 per sq ft. Topcoat is $1.50 to $2 per sq ft. and Refinish is $5 to $7 per sq ft. The exact cost is dependent other factors such as; square footage, removal of furniture, and the condition of the floor.

With Cleaning, we can cover about 300 sq ft per hour. As soon as we are done, you can walk on the floor. If Topcoat is applied, the floor will need another 45 minutes to dry. Restore takes a full day. The new top layer needs 4-5 hours to dry and you cannot walk on it during that time. When the floor is under 1000 sq ft, you can walk on it later that day. On larger floors, it will need to dry overnight with no foot traffic until morning.

Some people do still wax their wood floors, however we do not offer the service because it’s not recommended for hardwood floors. Once the floor is waxed, it will always need to be waxed. It’s often impossible to remove the wax without damaging the wood. If you desire to remove the wax, the floor will need to be completely sanded and refinished.

If floor boards are discolored from wear or water damage, they will need to be sanded. No amount of cleaning will fix wood that is damaged or improve its appearance. The original urethane coating has been worn away. This exposes the bare wood and soil absorption quickly darkens it. Refinishing wood floors entails 1/16 of an inch of sanding. The top layer comes off to expose clean, pristine wood grain. The floor is sanded smooth using orbital sanding machines, then coated with several layers of clear floor finish.

We attended the Bona Training Academy and we’re certified to properly refinish wood floors. We use the Bona Dust Containment System, which ensures an almost dustless process. Bona waterborne floor finishes are exclusively used by us because they are the most durable, virtually odorless, and are the most environmentally friendly finishes available. Once your floor is refinished, you can change the floor’s color by staining it. We offer this service at an additional cost. Oak can look closer to white, black, and every shade in between. We would be happy to go over options with you.

Sometimes. Engineered hardwood flooring comes in various thicknesses and every manufacturer has their own way of making it. Engineered hardwood is made up of several layers of different types of wood. The top layer may be solid oak, the middle layer may be cork, and the bottom layer fir plywood. Wood floor refinishing removes 1/16″ to 1/8″ off the top surface. If the top layer is at least 1/4″ thick, it can be refinished. Many times, however, the top layer is a very thin veneer, and therefore cannot be sanded. In those cases, the only solution is to repair any damage if possible and recoat the entire floor with a new coat of polyurethane.

Absolutely. Any real wood floor can be sanded and sealed. Fir and pine are much softer than oak or maple, and therefore tend to have more damage when it’s time to refinish. We often have to replace individual boards when sanding pine and fir floors. Only in very old houses, where the floors were abused, do we recommend replacing the floor or installing new flooring over the top.

Prefinished wood floors have boards that are solid wood, like oak, maple, or bamboo, and then have multiple layers of polyurethane on the top. Since they are solid wood, they can absolutely be refinished, even multiple times. The factory-applied coating is tougher that what can be applied in the home however. So removing the coating takes longer than normal, and usually increases the cost by 15%. If the boards were beveled or have hand-scraped dents from the factory, the floor will look a bit different once all the boards are sanded flat. 

It costs $5 to $7 per square foot. The rate will be determined by the complexity of the job. We need to evaluate each project individually. Our minimum charge for refinishing floors is $1500. However, we can perform small repairs for much less. 

This question is related to the refinishing question. if the flooring has enough real wood to sand, it can also be stained. Stain can only be applied to uncoated and unsealed wood. if the top layer cannot be removed, stain cannot be added to the top… it will simply wipe off. 

It all depends on how well the floor is taken care of. Some floors need to be refinished every three years. In other cases floors do not need to be refinished even after 25 years. On average, we refinish floors that are 15 years old.
